Welcome to the wonderful world of real estate investing.

Some of you have been kicking around a while, others are brand new.  Doesn't matter how experienced you are, there's always a hole or a gap somewhere in your education.  This section of our website is designed to give you a strong foundation in real estate basics.

We have a number of different tools for anyone in real estate, no matter what their level of experience.  One of the first things we recommend any investor do is to establish a very firm grasp of where they are right now -- financially, geographically, personally.  We use the Real Estate Profiler along with a budget worksheet that we refer to as our "Nut" sheet.  You have to know what your nut is -- that is what it costs you to live each month.  In fact, we start out almost all of our seminars talking about YOU and where you are.  If you don't know your starting point, you will never hit your end goal.

Members can find the Nut Spreadsheet, Real Estate Profiler and many other tools on our Tools page.

From there, we want you to think about where you want to end up.  What do you want real estate to do for you?  Do you think of real estate as a business?  You should.  Unless you are sending money to a broker to put into a REIT, or to somebody else to invest for you, you are a real estate WORKer, not INVESTor.  You may eventually be able to hand the reins over to someone else, but it is very important to understand your business from the inside out before you do so.  So let's get some of the basics out of the way, shall we?

You may have looked at the heading "Introduction to Real Estate" and skipped over it because you already have a house or three or four.  But go take another look.  That section includes some articles that will help you as a beginning investor as well as more experienced.  So feel free to skip back and forth between sections.  There's lots to be found including articles on owner financing, how credit works and how to find good deals.
